Design
We will meet with you to get to understand your design needs and preferences.We will prepare concept plans based on existing conditions with several options to choose from, if required. Every project is a prototype and every client has different needs. The designer will achieve a balance between vision and reality to best suit the needs.
Design doesn’t stop at your door, even your landscape, driveway or parking can add to the overall flow and function adding curb appeal. Once a concept is submitted to the client and in dialog with the client a final concept achieved, the firm starts the drafting process.
No project is too big or too small. With design even a basic renovation can change an unfinished basement into a great living space to enjoy.
Drafting
Our firm can provide you with a set of plans to get quotes from builders. to understand the financial scope of the project. Once a project meets the financial and functional needs of the client, our firm will provide the architectural plan set required for Building Permit Application. Our firm has the qualifications required by the MMAH (Ministry of Municipal Affairs and Housing) to apply on your behalf.
We will recommend local engineers for any needed structural drawings and coordinate with them. We will apply the OBC (Ontario Building Code) and any local bylaws regarding the project.
Rezoning
We work with a local planner, Kevin Duguay Planning, on your rezoning needs and will supply you with several concept options to choose from. Together with the local planner we will help you on your rezoning needs by providing concept drawings visualizing the changes to the zoning. The local planner will help you with the rezoning application, the local Planning Department and any Neighbourhood Meetings and Council Meetings.
We offer services including subdivisions, commercial plazas, multi residential buildings etc. We typically provide site concepts, basic floor plans and basic elevations.
